N8720053 The house is in a beautiful medium-sized wine-making town in a small city near Pfalz.  It is located directly between vineyards on the A6 between Mannheim / Ludwigshafen and Kaiserslautern; approx.

20 kms from Mannheim. The city is easily attainable over this main road, but there is also a rail connection.

 The accessibility to the highway makes it possible to reach the A6 to the west (Mannheim/Ludwigshafen/Frankfurt) or east (Kaiserslautern / Saarbrücken) or one can travel via the A61 (from Frankenthaler Kreuz) to the south (Speyer / Karlsruhe) or north (Worms / Koblenz). The small town has an outstanding infrastructure.

 All necessary facilities (nursery schools, schools, shops, administration, railway station, doctors, hospital, police, fire department..

.) are easy to reach on foot.

 The object is located on a quiet street near the center of the town. Object: The object is 200 m from the village center and consists of a dwelling-house with inner court and shed, a driveway with garage and a garden.

Most internal doors are still in their original form with massive wood filling. Description: Staircase / hallway All rooms can be reached using the staircase.

 Stair and railing are made from wood.  The railing was painted in white and gray.

 The steps were laid out with multicoloured carpet.  The walls were treated with filler and were dyed blue.

 A plastic window oriented to the west supplies light to the ground floor and first upper floor.  Two radiators can warm the staircase when required.

 The floors in the ground floor are gray tiles.  The last renovation took place in 2001.

The ground floor - living room: The living room is 7,60 m long and 3,80 m wide.  The room is 2,80 m high in the living area and 3,00 m high in the dining area.

 The floor is tiled entirely from light brown.  The living area is wallpapered and the dining area as well as the ceiling is plastered and white washed.

 Ceiling beams are in the dining area.  A plastic window fixture faces northwards (side of the street) as well as another window and door that face south (court side).

 These provide a lot of light for the house.  The window and door are fitted out with blinds.

 In this room there is a telephone as well as two SAT connections.  The ground floor - kitchen: The kitchen is 3,80 m long, 2,60 m wide and 2,70 m high.

 The floor and some of the walls are tiled brown.  The ceiling and the remaing walls are whitewashed with plaster.

 The kitchen is fitted out with the usual appliance (sink, dishwasher, circulating air cooker with ceramic stovetop).  There is also a living room suite with three dining areas.

 It can be locked from the living room.  Here there is a high wooden window that faces the south (court side) with a window blind.

 The last renovations as well as acquisition of the kitchen took place in 1997.  The ground floor - green room (wardrobe /guest WC): The room is used as a wardrobe.

 The area is 3,80 m long, 2,50 m wide and 3,00 m high.  The big arched plastic window faces northwards (street side) and is also fitted out with a window blind.

 In this room is a small storage space as well as a guest WC.  Above these separated rooms is another storage space with a lot of room.

 The walls as well as the ceiling of the room are wallpapered.  The floor is tiled gray.

 The last renovation took place in 2000. 1st floor (2nd Amer.

) - bath with WC. This area has 9 m2.

 Floors as well as walls are tiled and the ceiling is whitewashed.  In the bath area there is under-floor heating.

 Here there is a tub which is completely lockable.  There is a shower as well as a big sink with counter.

 Above the sink is a big mirrored wardrobe.  There are double-hinged plastic windows that face the south (court side) that provide light.

 It is fitted out with a window blind.  The WC is separated from the bath by a glass door.

 The door to the staircase is also a glass door.  1st floor (2nd Amer.

) - yellow room (guest room): The room is 4,00 m long, 3,90 m wide and 2,80 m high and has wallpapered walls up to the cassette ceilings.  The floor is covered with yellow carpet.

 Here there are double-hinged plastic windows facing the north (street side) with a window blind.  In this room there is a telephone as well as a SAT connection.

 1st floor (2nd Amer.) - blue room (study): The room is 3,90 m long, 3,40 m wide and 2,80 m high and is wallpapered up to the cassette ceiling.

 The floor is carpeted (blue).  Again, there are double-hinged plastic windows facing the south (court side) with a window blind.

 In this room there are two telephones.  1st floor (2nd Amer.

) - red room (study): The room is 3,90 m long, 2,70 m wide and 2,80 m high and is wallpapered up to the cassette ceiling.  The floor is carpeted (red).

 There are double-hinged plastic windows facing north (street side) with a window blind.  In this room one wall is covered completely with a built-in cupboard (wood Mahogany).

 There is also a telephone connection.  Attic - roof room (parents' bedroom): The attic was insulated luxuriously and was added to with profile boards.

 It is 4,00 m wide and 7,80 m long.  In the crawlspaces on the sides the height is 0,95 m (not 1,20 m like in the floorplan) and in the middle it is 2,20 m high.

 A big rooflight is on the south side (with sunny window blind) and a smaller one on the north side (chimney sweep entrance).  Cupboards, chests, shelves and a double bed were permanently installed.

 The material was mostly finished pine.  The floors are covered with carpet tiles (brown).

 In this room there is a telephone as well as a SAT connection. Cellar: The cellar consists of 4 rooms (subdivision similar to the 1st floor (2nd Amer.

)): heating cellar, laundry room, workshop and storage room.  The rooms are 2,20 m high.

 In all rooms there are electric connections and light fixtures.  All rooms have an insulated glass windows.

 In the laundry the floor and half of the walls are tiled.  From the laundry a door also leads to the inner court.

 Here there is a wooden window fixture.  The area is lockable and heatable.

Driveway: The driveway is 8,20 m long and in between 3,50 m and 4,10 m wide.  It is laid out entirely with concrete paving slabs and is mostly covered.

The driveway leads down to the street where it is finished off with a hunter's gate.  Near the garden there is a wooden grid for protection from view.

 Over the entry door as well as near the garage there is a lamp. Garage: At the end of the driveway is a garage that is built from solid wood with a covered plate roof (5,80 m x 3,90 m, built in 1962).

 The walls are plastered inside as well as outside.  The floor is made from smooth-pulled stone.

 It can be locked with a metallic up-and-over garage door.  A wire window frame facing the inner court offers light and plenty of ventilation.

 In the garage there is an electricity connection as well as light. Inner court: The inner court has 40 m2.

 It is paved with multicoloured concrete blocks.  A covered pergola offers a lot of shade in summer.

 In the inner court there is a shed which is also from timber construction (6,50 m x 1,80 m, 2,00 m high).  It has two big windows.

 Inside there is an electricity connection as well as light.  Furthermore there is an inner court (5,80 m x 2,80 m) with a small pond.

 One can reach the celler or the main house using a stone stairway.  With several lamps the inner court can be illuminated.

Garden: The lawn surrounds the property and is in sections.  The sections are planted with different trees and plants.

 A sandbox as well as a massive rack is on the lawn.  Furthermore a handle pump with an old catchment basin is there.

 The pump can collect water and store it underground in the garden.   There knotgrass in the garden up to the street.

 It has become slightly overgrown which offers sight protection. General: The object is sold as is.

At short notice assumption can take place. The object will be handed over free of debt.
